Choosing the First Photo for Your Listing

For almost every residential listing I photograph, the front of the home is my starting point for the lead image. It introduces the property clearly. For a condo, I often prefer an aerial view of the complex.

The lead photograph should make sense for the property itself, rather than follow one rule regardless of what is visible.

Start with the exterior

The front exterior is usually the key shot in my residential work. It shows buyers the home they are considering before they move through the interior gallery.

For condos, an aerial can introduce the complex and give the unit’s surroundings some context. It should be clear which building is being shown; the Realtor’s listing information still needs to identify the unit accurately.

Use an interior when it gives a stronger introduction

Occasionally, the exterior is obscured by trees or does not make a useful opening image. A condo building can also be less appealing as a lead than the space inside the unit.

In those cases, I may choose an interior photograph. A strong view of the living room or kitchen can introduce what makes the home interesting. The remaining gallery should still show the exterior and explain the property.

Why I like virtual twilight

I am a strong supporter of virtual twilight. An evening-style treatment can give a suitable exterior photograph a distinctive appearance, and I would love to see more Realtors use it.

It is also a matter of preference. Some clients favour daylight images or photography captured at real twilight. Virtual twilight should be identified as an edited treatment, with accurate daylight views available alongside it.

The strongest opening image should represent the home clearly. A dramatic treatment does not justify hiding the property’s features or current condition.

Start with the order I deliver

I number the delivered photographs in my preferred listing order. Use that as the starting point, then review how the gallery appears in your listing platform.
