Interactive floor-plan options

An interactive plan connects the layout to the visual experience. Viewers can move through the property digitally and, where the selected service supports it, choose a room or plan location to see the related view.

Scott provides interactive options through approved floor-plan and iGUIDE workflows. The selected format determines the viewer, files and reporting supplied.

Add visual context

3D floor plans

A furnished 3D plan adds depth, surfaces and furniture context to the measured layout. It can help buyers imagine how a space may function, particularly when a home is empty, unfamiliar or difficult to understand from photographs alone.

A 3D plan is a communication tool—not a substitute for the clean reference value of a 2D plan. When both are available, 2D explains the layout while 3D adds visual context.

For some properties, a rendered 3D fly-through may also be useful. Scott can advise whether it contributes to the campaign.

Home Report and GLA Report

These reports serve a different purpose from a buyer-facing floor plan. Availability depends on the approved service and capture system selected.

Home Report

A printable document with plan images, a floor-by-floor room list, dimensions and available area information.

GLA Report

A separate presentation of gross living area and supporting property-area information using the selected service’s methodology.

Confirm the format required by the brokerage, listing system or intended use before ordering.
Review supplied plans, labels and reports before publication.
Independently verify any dimension, area, boundary or detail material to a purchase, valuation, renovation or legal decision.
Do not substitute marketing plans for surveys, appraisals, engineering documents, architectural drawings or construction plans.
Ask Scott before booking when a property has unusual levels, additions, suites, detached structures or a specific reporting requirement.

What information can a floor plan show?

Depending on the selected service, a plan can show room labels, dimensions, doors, windows, fixed features, floor relationships and available total-area information. The confirmed order determines the final files.

Can floor plans be captured during the photography appointment?

When services and property are compatible, capture can be coordinated with photography or an iGUIDE appointment. Confirm the complete order before scheduling so enough time can be planned.

Is a floor plan the same as an iGUIDE virtual tour?

No. A floor plan is a top-down layout reference. An iGUIDE combines an interactive tour with an embedded floor plan and available property information.

What is the difference between a Home Report and a GLA Report?

A Home Report organizes plans, room information and available property details. A GLA Report focuses on gross living area and supporting area information using the selected reporting methodology.

Are the measurements legally certified?

Do not assume so. Floor plans and measurement reports are marketing and property-information tools unless a specific approved service explicitly states otherwise.

Which floor-plan option should I choose?

Choose the simplest format that answers the property’s most important buyer question. A 2D plan is the all-purpose overview; 3D adds visual context; an interactive plan supports deeper exploration; measurement reporting adds documentation when required.

How quickly are floor plans delivered?

Media is delivered by noon the next day.
