When I arrive at the property, I take a few minutes to walk through the home and make sure everything is ready to be showcased at its absolute best. I use professional techniques for lighting, composition, and small styling adjustments to create bright, inviting images that attract buyers.
Depending on your selected package, I may also capture aerial drone photography, video, virtual tours, floor plans, and additional marketing media.
3. Professional Editing & Delivery
After the appointment, your images and media are professionally edited and delivered through my secure online delivery system. Real estate photography is typically delivered by noon the next day, while video products are delivered within approximately 72 hours. Rush delivery available.
You'll receive a notification when your media is ready, allowing you to conveniently view, download, share, and manage your files online.

Light rain or overcast skies do not always prevent a successful appointment, as many exterior enhancements can be completed during professional editing. However, severe weather, heavy rain, strong winds, or unsafe flying conditions for drone photography may require rescheduling.

No. Realtors or homeowners do not need to remain at the property during the appointment, although they are welcome to be present.
Many Realtors provide access using a lockbox or arrange for the homeowner to let me in. Once the appointment is complete, I will ensure lights are turned off, doors are locked, and the property is left exactly as I found it.

Homeowners are welcome to be present, but it is not required. Many sellers prefer to leave during the appointment so I can work efficiently and move through the property without interruptions.
If the homeowner remains at the property, I simply ask that they avoid entering rooms while they are being photographed.

Pets are part of the family, but they can be distracting in listing photos and may make it difficult to move quickly through the home.
If possible, I recommend having pets off-site during the appointment. If they remain at the property, please keep them in an area that has already been photographed or arrange to move them from room to room as needed.
Please remove pet beds, food dishes, toys, and litter boxes whenever possible before the appointment.

No. I will turn on the necessary lights as I photograph the property and ensure everything is turned off before I leave.
However, replacing burnt-out bulbs beforehand and ensuring all lighting fixtures are working properly will help create the best results.
