Short-form property video can introduce a listing’s layout, setting or distinctive features within a planned campaign. For Saskatoon Realtors, the useful question is what the video needs to explain and where it will be published. This guide offers practical planning ideas without treating video as a requirement or promising a sale result.
When a short property video is useful
A concise video can show movement, room connections and a distinctive feature in a format suited to a planned social campaign. Choose it for a clear purpose; it is not required for every listing and does not guarantee inquiries, a faster sale or a higher price.
1. Highlight a few useful features. Plan a short sequence around the property’s strongest accurate views, such as the kitchen, indoor–outdoor connection or backyard. A 15–30 second cut is one editorial option, not a fixed service inclusion. Keep enough context for buyers to understand what they are seeing.
2. Tell an accurate property story. Show how rooms connect or how outdoor spaces relate to the home. Verify neighbourhood details rather than implying unsupported amenities or distances. Use readable captions so the main message is clear without sound.
3. Use testimonials only with permission. Obtain permission from the people shown and confirm the right to publish their footage. Avoid exposing private details, addresses or possessions without consent. A client clip should describe their actual experience, without implying that another seller will get the same result.
Before publishing, confirm the intended platform, aspect ratio, branding, music rights, licence and destination link. Review captions and image accuracy. Keep a separate unbranded version when a listing channel requires one. Ask which formats and edits are included in the selected service rather than assuming every package contains reels.
Assess the campaign using meaningful results. Views and plays show attention; qualified inquiries and confirmed bookings show different outcomes. Compare results over a defined period and account for the property, listing exposure and season.
